New Delhi: US-based chipmaker Nvidia has invested heavily in India by renting out a huge office area in Bengaluru. The deal has seen the company rent about 7.6 lakh square feet of space over a 10-year term, with the deal value amounting to over ₹1,230 crore. It is among the largest office leasing transactions in the real estate industry of India in the recent past.
Its office is in the Memphis South Tower in Bagmane Capital Business Park in the Mahadevpura section of the city. The building has 12 floors which have been leased by Nvidia demonstrating the magnitude of its expansion programs. The relocation indicates the increased interest of the company in India, particularly with the increasing need of technology and artificial intelligence.
According to the agreement, the lease began on the 1 st April, 2026. Nvidia will start by renting ₹8.5 crore per month. The rent will be increasing, like most of the long-term commercial leases. Here the rent is anticipated to increase by 15% after every three years. This incremental growth is typical of large corporate transactions to keep pace with growth and inflation.
A huge amount of money, reported to be approximately ₹34 crore, has also been spent by the company in paying a large security deposit. This type of deposit is typical in long-term leasing agreements and serves as a financial security to the owner of the property.
According to real estate experts, this deal is a clear indication of the fact that Nvidia has long-term commitment towards India. Bengaluru is already referred to as the most technological city in the country and international firms are still opting to use the city to set up their offices.
